Attic Rain Calgary
Your ceiling is dripping. A new roof probably won't fix it.
If you live in Calgary, there's a strong chance your roof isn't leaking at all, you're dealing with attic rain. We've diagnosed hundreds of cases across the city over 15+ years. We won't tell you to replace your roof when the real fix lives in your attic.

What Is Attic Rain?
Calgary's most misunderstood roofing problem
Warm, moist air from inside your home rises into the attic. During Calgary's deep cold snaps, -20°C or colder, that moisture hits the underside of your cold roof deck and freezes into a layer of frost. The frost builds up over days or weeks, completely invisible.
Then a chinook rolls in. Temperatures swing 20–30°C in a single day. The frost melts all at once and drips through your ceiling, mimicking a roof leak almost perfectly.
The mechanism
- 1. Warm humid indoor air escapes into the attic through gaps and poorly sealed penetrations
- 2. Moisture freezes on the cold roof sheathing during prolonged cold spells
- 3. A rapid warm-up (chinook) melts the accumulated frost
- 4. Water drips onto insulation, drywall, and light fixtures
Calgary-Specific Problem
Why attic rain happens here and not in Toronto
Calgary's chinook wind cycles, warm Pacific air pushed over the Rockies into southern Alberta, produce the most dramatic temperature swings of any major Canadian city. That's the exact freeze-melt condition attic rain requires.
Edmonton, Winnipeg, and Toronto don't experience chinook-driven warm-ups with the same frequency or intensity. The City of Calgary has identified attic rain as a widespread issue in its residential building resources, particularly for homes built after the 1990s, when tighter building envelopes started trapping moisture more efficiently.
~40% of "roof leak" calls between December and March are actually attic rain.
Warning Signs
If you see any of these, call us
If two or more match what you're seeing, the issue almost certainly traces back to inadequate attic ventilation, not a failing roof.
- Water stains on ceilings or walls that appear during or right after a chinook
- Dripping from light fixtures or bathroom fans during warm spells
- Visible frost or ice buildup on the underside of your roof deck
- Musty smell in the attic, a sign of moisture trapped in insulation
- Mold growth on roof sheathing (black spots on the plywood)
- Ice damming along roof edges or icicles forming at the eaves
- Peeling paint or bubbling drywall on upper-floor ceilings
Root Causes
Why Calgary attics fail
Attic rain is a system failure, multiple components that need to work together. Fixing it means diagnosing which combination applies to your specific home.
Bath Fans Venting Into the Attic
The #1 moisture source. Many Calgary homes built 1995–2010 vent shower steam directly onto cold roof sheathing instead of outside.
Blocked Soffit Vents
Insulation gets pushed against soffit vents during install, cutting off the intake airflow the attic needs to stay dry.
Insufficient Ridge / Roof Vents
Without adequate exhaust at the top of the roof, warm humid air stagnates instead of cycling out.
Unsealed Attic Penetrations
Gaps around attic hatches, plumbing stacks, pot lights, and electrical wires let conditioned air leak upward.
Inadequate Vapour Barrier
Gaps, tears, or missing sections in the 6-mil poly let interior moisture migrate straight into the attic.
Ventilation Imbalance
Alberta Building Code (Section 9.19.1) requires a 1:300 intake/exhaust ratio. Many Calgary homes fall well short.
Why a New Roof Won't Fix Attic Rain
$20,000 on new shingles won't stop the dripping
Attic rain originates beneath the roof deck. New shingles, new underlayment, and new flashing sit on top of the deck. They protect against external water entry. They do nothing to address moisture that forms on the underside of the sheathing from interior air leakage.
Kristian has walked into attics on homes with brand-new roofs, installed just months earlier, and found heavy frost coating the underside of fresh plywood. The homeowner paid for a premium roof replacement and still had water dripping during the January chinook.
The right fix, typically $1,500 to $4,000 for ventilation correction and air sealing, costs far less than a $15,000–$25,000 roof replacement, and it actually solves the problem.
Our Process
How we fix it
- 01
Full Attic Inspection
Kristian climbs into the attic to assess frost buildup, insulation condition, vapour barrier integrity, and ventilation pathways. Everything photographed.
- 02
Bath Fan Audit
Crew traces every exhaust duct to confirm it exits the building envelope. Fans terminating in the attic get re-routed outside.
- 03
Soffit & Ridge Assessment
Airflow measured at intake and exhaust. Blocked baffles cleared or replaced. Missing ventilation added to meet code.
- 04
Air Sealing
Gaps around hatches, plumbing penetrations, pot lights, and electrical boxes sealed to stop warm air leakage into the attic.
- 05
Ventilation Balancing
Intake-to-exhaust ratio corrected, often by adding soffit vents, additional roof vents, or upgrading to a continuous ridge vent system.

FAQs
Attic rain Calgary, common questions
What is attic rain and why does it happen in Calgary?
Attic rain occurs when warm, moist air from inside your home leaks into the attic and freezes on the cold roof sheathing during extended cold snaps. When a chinook causes rapid warming, sometimes 30+ degrees in a single day, the frost melts all at once and drips through your ceiling. Calgary's unique chinook wind cycles make the city especially prone to this freeze-melt pattern.
How can I tell if I have attic rain or a roof leak?
A roof leak produces water during or after rain and snowmelt, usually from a specific entry point. Attic rain shows up during rapid warm-ups, often on sunny days with no precipitation, and tends to cause widespread staining across multiple ceiling areas rather than one localized spot. If your dripping starts during a chinook, attic rain is the most likely cause.
Will replacing my roof fix attic rain?
No. Attic rain forms on the underside of the roof deck from interior moisture, not from external water penetration. New shingles and underlayment protect against rain and snow from above but do nothing to address condensation forming below. The fix involves correcting ventilation, sealing air leaks, and re-routing improperly vented exhaust fans.
How much does it cost to fix attic ventilation in Calgary?
Most attic ventilation repairs run $1,500–$4,000 depending on what's causing the problem, blocked soffit vents, improperly vented bath fans, insufficient ridge ventilation, or vapour barrier issues. Significantly less than a $15,000–$25,000 roof replacement. Top Star provides a free attic inspection and honest assessment before any work begins.
Which Calgary homes are most at risk for attic rain?
Homes built after the mid-1990s tend to be most vulnerable because tighter building envelopes trap interior moisture more effectively. Kristian frequently diagnoses attic rain in Calgary homes from the 2000s housing boom, where bathroom fans were commonly vented into the attic space instead of to the exterior.
Can attic rain cause mold in my attic?
Yes. Repeated freeze-melt cycles keep the roof sheathing damp, creating ideal conditions for mold growth on plywood and OSB. Left untreated over multiple winters, mold spreads across the roof deck and can require costly remediation. Fixing the underlying ventilation problem stops the moisture cycle that feeds mold growth.
How long does an attic ventilation repair take?
Most attic ventilation repairs by Top Star take 1 to 2 days. Simple bath fan re-routing and air sealing can often be completed in a single day. More involved projects, adding soffit vents, installing ridge vents, correcting insulation placement, may extend into a second day.
